For most applications, the planning officer will visit and assess the site.

They'll take photos of the location of the proposed development.

They may also take photos of properties on either side or to the rear. These help the officer to assess the proposal.

What to expect after the visit

The planning officer will then write a report. This will set out why the proposal is or is not acceptable against the policies in our local plan.

Sometimes a proposal is acceptable but has a potential impact you need to control. In this case, the planning officer is likely to recommend a condition is attached to the planning permission.

Planning conditions are often applied when granting planning permission. One to require you to build the development in accordance with the plans and often a second condition will apply which require you to:

  • either provide details of the materials in the proposal to match what is on the plans or;
  • submit details of the materials to us for further approval before you start works
