Apply for a private rented property licence
Anyone can apply, but they must be the most appropriate person. For example, the landlord, person who receives the rent or is in control of the property.
What you need to apply
You'll need to fill in the online application form with proof that you meet the licensing requirements.
If you do not include everything the form asks for, we'll reject your application. We will not refund any payment you made.
You can save the form as you go and come back to it.
You'll need a credit or debit card to pay. You cannot use a business credit card or American Express.
Proof we need
For HMO and selective licences, we need:
- a floorplan of the property including room sizes in square metres - this can be a sketch
- the number and location of kitchen and bathroom facilities - this should be included on the floorplan
- the electrical installation condition report (EICR)
- the current gas safety certificate, from a registered gas safe engineer - if there's a gas supply
- the Energy Performance Certificate (EPC)
- a copy of every tenant's tenancy agreement
For HMO licences, we also need:
- the British Standard test report for any fire alarm system installed
- the British Standard test report for any emergency lighting system installed
How to draw a floor plan
The floor plan helps us to understand the layout and size of a property.
