Apply for Listed Building Consent

There is no fee for dealing with an application for Listed Building Consent.

Works that need consent

Examples of works that require Listed Building Consent. This is not a full list.

  • Extensions. For example porches, dormer windows and conservatories
  • Demolition of any part of a listed building. This includes chimneys or any structures within the grounds (also called 'curtilage') of the listed building
  • Fixtures. For example: satellite dishes, shutters, burglar alarms, meter boxes, soil and ventilation pipes, rainwater pipes and gutters
  • External alterations. For example rendering, cladding or painting any part of a building.
  • Internal alterations. For example the subdivision of rooms or removal of walls and the insertion, alteration or removal of historic features such as doors, fireplaces, panelling, staircases and decorative mouldings. You may also need consent to change internal decoration
  • Alterations to 'curtilage' structures. You may also need listed building consent for structures within the 'curtilage' or grounds of a listed building such as outbuildings, garden walls and statues

Consent is not normally required for repairs to listed buildings. As long as the work is identical in every respect of design, techniques and materials.

What you need to apply

You will usually need to apply for planning permission too.

To apply for Listed Building Consent you will need to: 

  • complete the Listed Building Consent application
  • supply supporting documentation. These are known as 'requirements' and are needed to make a valid application
  • complete the validation checklist
  • send us the application, supporting documents and validation checklist

These documents help a planning or conservation officer can make a full assessment of your application.

National validation requirements

You must include the following documentation (national validation requirements) with your application:

  • ownership certificates
  • design and access statement
  • scaled drawings and plans.

Additional information we need

With all applications, you also need to include:

  • a heritage statement
  • photographs.

You'll need certain other types of supporting documentation depending on the type of works proposed.

Listing is not meant to fossilise a building. We prioritise preservation but buildings can evolve and develop their character over time.

We can accommodate for changes that respect the special character of the building.
