Report a problem with an HMO

If you're experiencing a problem associated with an HMO, report it to the council service responsible for investigating that type of problem.

This helps us investigate the issue and gather evidence where enforcement action may be needed.

Noise, odours, bonfires and other nuisances

Report problems with noise, odours, smoke from bonfires or other statutory nuisances to our Community Protection Team.

Antisocial behaviour

This could include excessive noise, swearing or aggressive behaviour.

Report antisocial behaviour to the Community Protection Team.

Crime and disorder

Report crime to the Metropolitan Police by calling 101.

In an emergency, call 999.

Fire safety concerns

If you're concerned about fire safety in an HMO, report it to the London Fire Brigade.

If there is an immediate risk to life or a fire, call 999.

What happens after you report a problem

The service responsible for the problem will investigate your report and may gather evidence about what happened and who is responsible.

Where possible, we will take action against the person responsible.

If the problem relates to how the HMO is being managed, the evidence may also be shared with our Private Housing Team. They may consider whether the landlord or managing agent has breached the conditions of the HMO licence.

A landlord or managing agent who breaches their licence conditions may face enforcement action. This could include a financial penalty or prosecution.
