We offer schools in Royal Greenwich a property maintenance service. We’ve worked with schools for many years now and have built up a wealth of experience in meeting their maintenance needs.
Our maintenance scheme takes into consideration:
- that school properties need to remain legally compliant
- the need for term-time maintenance contracts
- the budget constraints on schools and the Council
We offer 2 packages covering various aspects of property maintenance:

- building fabric
Service details
About our service
The annual charge for each package covers:
- 24-hour helpdesk and call-out
- expert advice from skilled staff by phone and email
- free quotations
- favourable rates for required works
- quality control and management of works and statutory documentation
Charges apply for:
- the cost of works carried out
- site visits from our maintenance staff
- maintenance team management of contractors and works
Mechanical and electrical (M&E)
This package covers management of repairs. It includes, but is not limited to:
- electrics
- ventilation, air conditioning, pressuring units and filters
- pumps and booster sets, including air and ground-source heat pumps
- chillers
- air handling units (AHU)
- combined heat and power (CHP) units
- lightning protection
- solar power systems
- controls that operate equipment
It also includes management of:
- servicing of boilers, burners, heating and hot water plants
- electrical installation
- electrical inspections, testing and reports - EICR
- servicing of fire alarms, intruder alarms, CCTV and access control systems
Building fabric
Building fabric refers to structural elements of the property.
This package covers management of repairs. It includes, but is not limited to:
- walls, roof, windows, ceilings and floors
- insulation and external cladding
- water supply and sanitary fittings
- external areas, such as playgrounds, safety surfaces, fences and shelters
It also includes management of:
- Legionella assessments and treatment of water systems, such as tanks and pump booster sets
- inspections for Lifting Operations and Lifting Equipment Regulations (LULER) compliance
- inspections for Provision and Use of Work Equipment Regulations (PUWER) compliance
Planned, preventative maintenance (PPM)
Our M&E package includes PPM management from our dedicated and experienced team who schedule visits and monitor legal compliance requirements.
We recommend all schools take advantage of our PPM support to avoid delays and missed deadlines. However, you can opt out of this support by indicating this on the buy-in form.
We’ll carry out 6-monthly reviews with your school business manager or premises manager. The purpose is to discuss property maintenance issues, and it can be done by:
- site visit
- phone call
- Microsoft Teams call

Buy or renew a maintenance contract
To buy or renew a contract for school property maintenance, you must complete our buy-in form and email it to invoice-queries@royalgreenwich.gov.uk
Report an issue
If you already have a contract with us, you can report issues 24 hours a day. We’ll allocate an appropriate contractor to visit and rectify the issue.
