Local land searches provide key information from the council that could affect a property's use, value or future sale. This information may include:

  • planning decisions
  • highway adoption and road schemes
  • conservation and tree preservation orders
  • official notices
  • building regulation matters

If you're planning to buy a property, check whether any legal restrictions or development proposals affect it. 

This information may impact what you can do with the property, such as extending or altering it. It can also influence its value and how easy it will be to sell in future - even many years down the line. 

What you can request a search for

You can request an official search for:

  • one or more full search products such as LLC1, CON29R, CON29O
  • specific individual questions from within those search forms

You can request a land charge search online.

You'll need a valid postal address and site plan.

It can help to provide the floor number if the property is in a larger multi-storey development. We cannot process a search that only includes a developer plot number.

We no longer accept postal applications for land searches.

On average, a search request takes 10 to 15 working days to process and complete.

You can pay by BACS or online with your credit or debit card.

We no longer accept payments by phone or cheques.

We cannot offer a refunds once the search has been received and accepted by the requestor.

About each search product

The main search products are:

LLC1

This is a search of the local land charges register, covering information such as:

  • planning charges
  • listed buildings
  • local financial charges

CON29R

The CON29R is a form of standard enquiries that asks about a property. This search covers regular questions such as:

  • road proposals
  • proposed enforcement action
  • compulsory purchase orders
  • and other types of notices under the Planning, Highways and Public Health Act

CON29O (questions 4 to 22)

The CON29O contains other optional, less requested information, such as:

  • highway information
  • planning information
  • environmental information
  • common land
  • gas pipelines
  • definitive footpaths

Fees for individual CON29R and CON29O questions

Questions are £21 each, except question 8 about pipelines, which is free.

Highway search

A specialised highway search can be done to provide: 

  • an adopted road plan
  • a series of additional highway related checks against a site
