Planning considerations
What we can consider
We can only take into account 'material planning considerations' when looking at comments. The most common of these include:
- loss of light or overshadowing
- overlooking or loss of privacy
- visual amenity (but not loss of private view)
- proposed use
- noise and disturbance resulting from use
- loss of trees
- effect on listed building and conservation area
- layout and density of building
- design, appearance and materials
- traffic generation
- adequacy of parking, loading or turning
- road safety
- anything that goes against policies in our Local Plan.
What we cannot consider
There are sometimes matters raised that we cannot take into account. This is because they are not planning considerations. For example:
- private property rights such as covenants or rights of way
- boundary disputes
- the perceived loss of property value
- the loss of a private view
- private disputes between neighbours
- competition for your business
- the developer's identity, morals or motives
