Apply for a temporary exemption from property licensing

You must check if you need a licence to let your property in the first place. 

If you need a license, you may be able to get a 3-month temporary exemption from property licensing if:

  • the property is being sold
  • the owner has given the tenants notice and will sell the property
  • the owner of the property is moving into the property
  • the property is being converted into a commercial premise
  • a licence holder has died and the licence is terminated

This is called a temporary exemption notice (TEN).

What you need to apply

You must show proof that you’re taking steps to make sure the property will no longer need a license. This can be:

  • any legal documents or letters from the court
  • a death certificate (if the owner has passed away)
  • confirmation of sale or contract document for selling the property (like a letter from your estate agent or solicitor)
  • other legal papers or contracts from solicitors

How to apply

You can only submit a TEN application if you’re responsible for the rented property. 

What happens next

We consider TEN applications on a case-by-case basis. We’ll send our decision to you in writing.

You may make another TEN application to extend the temporary exemption for another 3 months once your existing TEN has expired. We only grant this in exceptional circumstances.
