What we're thinking about building on this site

Our proposal for this site is to build two council homes for local people, consisting of:

  • One two-bedroom house
  • One one-bedroom bungalow
  • Two parking spaces

Responding to concerns were raised by some residents about a sewer running underneath this site, we carried out ground investigations which showed that there are no issues with our proposed design. 

The location of underground services does prevent the two homes being built side-by-side in line with other houses on the street. This is why we have come up with a layout that sets one home behind the other.

You can see a plan of how the proposed new homes would be laid out below. The two storey house is nearest to the road, with the bungalow behind. 

Please note: the location of the bin storage has changed since this plan was created - the bins will now be stored within the boundaries of the homes and not next to the parking spaces at the front of the development.

The designs below have been approved by the Planning team, and our homes are now under construction.
How can residents have their say on our plans?

Neighbouring residents were invited to view and comment on detailed plans in early December 2021, via our online public consultation. Details of the approved scheme can be viewed via our Planning Portal.

Other information

A number of issues were raised by residents in response to our consultation on plans for Riefield Road in Decmeber 2021. We have provided answers to these below:

Privacy and overlooking 

Our planned homes are designed to be orientated so that direct overlooking from habitable rooms to the outdoor spaces and habitable rooms of neighbouring properties is avoided, or is within an acceptable distance.

The number of homes

The London Plan advises that for a site of this size and location our planned homes fall into the lowest habitable rooms/unit band. This gives a density of 67.8 habitable rooms/hectare or 33.9 units/hectare. These are lower than the density bands in the London Plan densities matrix for a site in a ‘suburban’ location category with a PTAL (public transport accessibility level) of three.  Therefore the proposal does not present an over-development of the site

Parking

There is no opportunity to park on street in this location as there are parking restrictions along the length of the road, so three parking spaces are proposed. This provides one more space than the London Plan standards for this mix of home sizes on a site in a suburban location with a PTAL of three.

Bin stores

Individual bin stores are to be located within the private boundaries of each home.  Residents will bring bins to the front of the site on collection days for emptying.

Character and streetscape

Our proposal is for a two-storey frontage to Riefield Road which is domestic in style, reflecting features of the surrounding suburban architecture including brickwork, hung tiles, a hipped roof and projecting bay.

Landscaping and replacement of trees

As part of a comprehensive landscaping scheme new trees will be planted to make up for any loss of existing trees on the site as a result of redevelopment. These will be within the gardens of the new homes.
