Major development projects in and around Thamesmead

A major regeneration project in Thamesmead involving the redevelopment by Peabody of around 40 hectares of land is under way.

Current projects

Thamesmead and Abbey Wood Opportunity Area Planning Framework (OAPF)

The Mayor of London, Transport for London, the Royal Borough of Greenwich and London Borough of Bexley have worked together to produce an Opportunity Area Planning Framework (OAPF) for Thamesmead and Abbey Wood (adopted November 2020).

The opportunity area has the potential for significant further growth and to delivery up to 4,000 new jobs and 8,000 new homes and 15,000 new homes and 8,000 new jobs could be delivered if the DLR was extended.  

Housing Zone

Sites in Plumstead/West Thamesmead Housing Zones will benefit from additional investment by the Mayor of London. In partnership with Peabody Thamesmead, the Royal Borough of Greenwich will deliver over 1,700 new homes, new business and industrial space.

Peabody has already completed high quality 66 affordable homes at The Reach, West Thamesmead in July 2019.

Plumstead - West Thamesmead Housing Zone Site

Peabody is working with Berkeley Homes to turn 17 acres of vacant and unused industrial land in Plumstead - West Thamesmead into new homes, new business and industrial space, and an improved public area via investment in the Public Realm Improvement Project.

Plumstead - West Thamesmead Housing Zone site is located to the north of Plumstead Station. It provides an opportunity to address the borough's affordable housing need and the provision of commercial space and supporting infrastructure such as roads, public and green spaces. 

Thamesmead Waterfront

Thamesmead Waterfront is an 197-acre undeveloped site west of the town centre has 1.2 miles of Thames frontage is a major site for future homes, economic growth and cultural and community space. A competition to masterplan the site on behalf of Thamesmead Waterfront Joint Venture (Peabody and Lendlease) was won by a team led by Prior + Partners. 

Economy and business

White Hart Triangle

A 40-hectare site on formerly derelict land between Thamesmead and Woolwich has been opened up to new enterprise. A new access road and bridge have been constructed using Royal Borough of Greenwich, European and Peabody money.

The site has the potential to create about 2,000 new jobs when complete. Greenwich Local Labour and Business is working with developers to make sure local communities can access job opportunities.

Nathan Way

The Royal Borough of Greenwich has built and developed 22 new business units to let on Nathan Way, in Thamesmead completed in November 2020.

The units, of approximately 2,000sq ft in size, are in a new business park with allocated parking for tenants, CCTV and an access control system and to support local business and enterprise.

Harrow Manor public spaces

A £6 million programme has made significant upgrades to the Harrow Manor Way flyover and the public spaces either side of the railway station. There have been significant investment in new road layout  on Harrow Manor Way, improved paving, street furniture, cycle parking, drop off/pick up points, landscaping and street trees.

Abbey Wood Village

The Council completed work in partnership with London Borough of Bexley and traders to undertake shop front improvements, public realm and signage and reinstating the Abbey Wood Village name. 

Improvements to Abbey Wood Station

A new station as part of the new Elizabeth Line improvement works and includes access lifts to the platforms, cycle parking and improved forecourts on the flyover and Station Road. The station was opened in 2018.
